Real Estate… Why Local Knowledge Matters in Real Estate

A real estate license allows agents to represent buyers and sellers anywhere in the state. However, effective representation requires more than a license—it requires knowledge of the local market, community, and issues that can impact a property’s value and ownership experience.

Recently, we have noticed an increase in listings and showings involving agents from outside our area. While many are excellent professionals, local knowledge remains an important part of helping buyers and sellers make informed decisions.

Today’s syndicated real estate websites often make it difficult for consumers to identify the actual listing agent or brokerage. Some buyers believe they are contacting the listing agent directly when they may instead be connected with another agent through a referral or advertising platform. While there is nothing inherently wrong with this, it can sometimes mean missing out on valuable local insights during the due diligence process.

Of course, we would love it if buyers and sellers contacted us first, but we recognize there are many excellent agents to choose from. What we believe sets us—and other local agents—apart is the depth of knowledge and service we can provide before, during, and after a transaction.

Real estate is about much more than finding a property and completing a sale. It is about building relationships and serving as a trusted local resource. Local agents often provide support that extends well beyond the closing table.

In many ways, some of the most meaningful work we do has little to do with the transaction itself. Over the years, many clients have become close friends, and we take a genuine interest in their happiness and well-being. Sometimes that means delivering a homemade batch of soup during the winter months, bringing a bottle of prosecco and a caring ear after the loss of a beloved pet, or simply being there when someone needs help. We treat our clients’ homes with the same care and attention we would give our own.

Having owned a home in Lake Lure since 2002, we have developed strong relationships with local contractors, service providers, and businesses that we confidently recommend based on firsthand experience. Supporting local businesses is an important part of being an active member of the community.

When choosing a real estate professional, consider asking about their experience in the area where you plan to buy or sell. An agent does not have to live locally to successfully complete a transaction, but local expertise can provide insights that are difficult to gain from a distance.
