Real Estate…How Much Is Your Home Really Worth?

Today, it’s easy to enter an address into a real estate website and receive an instant estimate. While those automated valuations can be a useful starting point, determining value in Lake Lure and the Hickory Nut Gorge often requires a much closer look.

This market simply doesn’t fit neatly into a standard formula. Two homes with similar square footage can have very different values based on views, topography, driveway access, privacy, proximity to neighbors and shopping, community amenities, water features, renovations, condition and deferred maintenance, and of course curb appeal. Price per square foot alone doesn’t tell the whole story here.

Online estimates rely strictly on public records and available sales data. Public records aren’t always completely accurate regarding square footage, bedroom counts or improvements. An algorithm also can’t walk through your home, evaluate the quality of renovations, experience the view from your deck or recognize how well a property has been maintained.

Another current challenge is the availability of recent comparable sales. There has been a shortage of reliable comps following September 2024, making pricing—and sometimes appraising—properties more difficult. Fortunately, as more transactions reach the closing table, we’re gradually rebuilding the pool of recent sales data that buyers, sellers, Realtors and appraisers can rely upon.

Ultimately, a property is worth what a ready, willing and able buyer will pay. However, when financing is involved, the property generally must also support that value through an appraisal. If an appraisal comes in below the contract price, buyers and sellers may face another negotiation, or the buyer may need to bring additional funds to closing.

For sellers, this makes thoughtful pricing and a realistic plan especially important. The goal is to position your property to accomplish your goals within your desired timeline. If online interest isn’t translating into showings and offers, the market may be providing valuable feedback.

For buyers, there can be opportunities as well. Every seller’s circumstances and motivation are different. Some may have flexibility on price or other terms, while others may be quite comfortable waiting for an offer closer to their expectations. Our advice to buyers is simple: if you find the right property, bring a reasonable offer. You’ll find out pretty quickly where there may—or may not—be room to negotiate.

Most encouraging is what we’re seeing throughout Lake Lure and the Hickory Nut Gorge. The lake has bounced back beautifully, visitors and seasonal residents are returning, showing activity is building, and more properties are going under contract and reaching the closing table.

Each successful closing provides another valuable comparable sale and helps establish a clearer picture of current market values. While good data matters, local knowledge and firsthand experience matter just as much.
