There is renewed energy in the air as we see significant progress and momentum with building, repairs, & revitalization within our communities. Equally important, there is a palpable among residents, businesses, and visitors. 

Now that there is a definitive timeline for opening the lake, if you’re looking for a deal, it’s going to be right now. Prices aren’t going to be getting any better.Expectations of value will be stronger as we get closer to the official opening of Lake Lure, and we anticipate prices will only be going up from here. There are many motivated sellers out there and others who have been waiting for the right time to put their home or property on the market, and now is the time for each to make a move.

We expect inventory to increase exponentially as we approach the lake reopening. What this means to buyers and sellers can be looked at in different ways.

A larger inventory of properties for sale not only offers buyers more options, but also more reasons to start looking. Along with that comes more leverage in negotiations favoring the buyer. Buyers are now realizing if they don’t come forward soon, they’ll lose a chance to secure a deal they’ve been hoping for, so showing activity has been increasing.

With more competition, motivated sellers may need to come to the table with more flexibility and creativity to make a deal happen. Anything you can do to attend to items that may be distracting to a buyer will make a significant difference toward tipping the scales in your favor when buyers are considering multiple options.

Be sure your property is in the best shape possible for meeting most buyers’ wants and needs, who tend to seek move-in ready options with minimal to no deferred maintenance. A little time and effort now toward preparing your home for market will make a tremendous difference toward helping buyers choose your home over others.

Typically, thorough cleaning of the house inside and out goes a long way to ensure a positive showing experience. Additional considerations start with making sure your gutters and downspouts are clear of debris, freshen up any needed painting or staining, handling any deferred maintenance items, and attending to landscaping.
